CMA

Here's an unpopular opinion:

The CMA is the #1 most important activity in your business.

In fact, a bad CMA is the easiest way to screw your clients.

And it doesn't matter whether you're representing buyers or sellers.

I call this the "Screw Your Clients" matrix...

Now, I don't know any agents that would knowingly screw their clients.

But I see it happen "by accident" all the time. Underpricing or overpricing due to a bad CMA.

And it happens even more in fast-changing markets. Like this one.

It happens because they have use sub-par CMA method that does not reflect market changes.

  1. The "Old School CMA" (ie the one you learned in real estate school)
  2. The 1-click "Cloud CMA"
  3. KW Command, KVCore, etc.

All of these CMAs are based on the same faulty method, and they yield dodgy results.

Meet Nick

You don't know Nick.

He's a regular guy from Michigan. And a REALTOR.

I met Nick when he recently joined our Pipeline Pro Tools service.

He's a regular guy with a desire to better his situation and a willingness to take action.

His first 3 days using Pro Tools, he generated 19 listing leads.

Within a month he pended his first deal at $560,000.

Now let's review the timeline again, because it's impressive:

Aug 18: Nick gets Pro Tools
Sep 23: Pends his first deal at $560,000

It took Nick 35 days to bag a $16K commission.

Oh, he must work in a luxury market.

Nope. His median sale price is only $160K.

He must have invested a lot of $$$ in ads.

Wrong. He ran free ads, following our playbooks.

Two big takeaways from Nick's story.

Takeaway #1: You need a marketing engine. You can promote yourself all day long... if you don't have the tools to capture leads, you'll get nowhere.

I'd be honored if you checked out Pipeline Pro Tools, but ultimately it's more important that you get lead capture tools vs where you get them.

Takeaway #2: Don't make excuses. Nick had plenty. He works in a low-end market, he doesn't have a big personal sphere, or any other unfair advantages.
